Notice is hereby given that on Thursday, February 18, 2010, at the hour of 9:00 A.M., I will offer for sale at Public Auction at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:
Situated in the Township of Champion, County of Trumbull and State of Ohio: and known as being located in G. Lot No. 81 in Champion Township, Trumbull County, State of Ohio, and being further described as follows:
Beginning at the intersection of the Northerly line of property now or formerly owned by the Warren Realty Investment Co., and the Southerly line of lands now or formerly owned by F.D. Templeton and the center line of Park Avenue Extension No. 143; thence South 4 degrees 0’ W. along the center line of said road a distance of 300 feet to a point; thence N. 85 degrees 40’ W. a distance of 1305.0 feet to a stake on the Easterly right of way line of the P.Y. and A.R.R.; thence S. 6 degrees 19’ 30” E. along said R.R. Right of Way line a distance of 101.50 feet to a stake; thence S. 85 degrees 40’ E. along a line a distance of 1286.76 feet to the center line of Park Avenue; thence N. 4 degrees 0’ E. along center line of Park Avenue a distance of 100 feet to the place of beginning containing 2.975 acres of land, more or less.

And cannot sell for less than two thirds of said appraisement. (NOTE: an interior inspection of the premises was not conducted and the property is sold “as is”)
Said premises to be sold as the property of SANDRA D. BURTON, ET AL to satisfy a judgment in favor of UNITED STATES OF AMERICA ACTING THROUGH THE RURAL DEVELOPMENT, UNITED STATES DEPARTMENT OF AGRICULTURE (USDA) on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio and to me directed as Sheriff of said County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
