Notice is hereby given that on Thursday, February 18, 2010, at the hour of 9:00 o'clock A.M., I will offer for sale at Public Auction at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:

And known as being parts of Lots Nos. 12 and 13 in the Shannon Farms Allotment No. 1, as recorded in Trumbull County Record of Plats, Volume 8, Page 88, bounded and described as follows: Beginning at a point on the East side of Beechwood Drive, at the Southwest corner of Lot No. 12 and Northwest corner of Lot No. 11 of said plat; thence North along the East side of said Beechwood Drive, a distance of 50 feet to a point; Thence East at right angles with said Street a distance of 200 feet to a point; Thence South on a line parallel with Beechwood Drdive a distance of 50 feet to a point; Thence West along the South line of Lot No. 12 which is also the North line of Lot No. 11, a distance of 200 feet to the place of beginning and containing within said bounds .229 acres of land, be the same more or less, but subject to all legal highways.

Said premises to be sold as the property of WILLIAM P. GRAMELT, ET AL to satisfy a judgment in favor of HSBC BANK USA, N.A. on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio and to me directed as Sheriff of said County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
