Notice is hereby given that on Thursday, February 18, 2010, at the hour of 9:00 o'clock A.M., I will offer for sale at Public Auction at the Commissioners Hearing Room in Warren, Ohio, the following real estate, to wit:

Situated in the Township of Howland, County of Trumbull and State of Ohio and known as being a part of Section 39 in the original survey of said township, further bounded and described as follows:
PARCEL #1: Beginning at an iron pin located in the west line of Westover Ave., which iron pin is N. 37 degrees 03’ E. a distance of 1025 feet from an iron pin located at the intersection of the north line of Surrey Rd. and the west line of Westover Ave., which is the place of beginning of the parcel herein convened; thence continuing N. 37 degrees 03’ E., along the west line of Westover Ave., a distance of 200.89 feet to an iron pin located at the intersection of the west line of Westover Ave. and the south line of E. Heights St., as dedicated by plat Vol. 17, Pg. 9, Trumbull County Records; thence N. 87 degrees 41’ W. along the south line of E. Heights St., a distance of 97.39 feet to an iron pin; thence S. 37 degrees 03’ W. a distance of 145.06 feet to an iron pin; thence S. 52 degrees 54’ E., a distance of 80 feet to an iron pin and the place of beginning and containing within said bounds about 0.318 acres of land according to a survey made by Bricker & Lynn, Reg. Surveyors, April 1952, and known as Lot 23 upon said survey.
PARCEL #2: Beginning at the intersection of the westerly line of Westover Ave., SE, with the south line of E. Heights St. SE, thence N. 87 degrees 41’ W. along the southerly line of E. Heights St., SE, a distance of 97.39 feet to an iron pin which is the place of beginning of the herein described parcel of land, said iron pin being also the northeasterly corner of lands of the grantor, thence S. 37 degrees 03’ W., along the easterly line of lands now or formerly of John E. Verbosky, a distance of 70 feet to a point thence N. 48 degrees 24’ E., severing the lands now or formerly of John E. Verbosky, a distance of 62.67 feet to a point in the southerly line of E. Heights, SE; thence S. 87 degrees 41’ E., along the southerly line of E. Heights St., SE, a distance of 15 feet to the place ob beginning and containing within said bounds about 431 square feet and known as part of lot 24 upon a survey made by Bricker & Lynn Reg. Surveyors, April 1952.

MARINKOVICH, ET AL to satisfy a judgment in favor of US BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR CREDIT SUISSE FIRST BOSTON MBS HEAT 2004-3 on an order of sale issued from the Common Pleas Court of Trumbull County, Ohio and to me directed as Sheriff of said County.
Terms of Sale:- - CASH or CERTIFIED CHECK. Ten Percent (10%) Deposit on day of sale or 100% full purchase price if less than $3,000; Balance in Thirty (30) days from date of confirmation of sale and unless paid within thirty days shall bear interest at ten percent (10%) until paid. Bids will include real property taxes & assessments due and payable as determined by ORC Section 323.47 and shall be paid directly by successful purchaser to Trumbull County Treasurer within 30 days from confirmation of sale. Failure to comply with bid process will result in contempt charges & forfeiture of entire deposit plus any damages allowable by law.
